REIT: Real Estate Investment Trust
An REIT is a security that sells like a stock and is able to invest in real estate. Real estate in the REIT sense can mean actual properties or mortgages. A REIT means tax benefits and high yields. Real estate investment trusts are one of the best-performing assets.
Types of REITs
Office REIT Office buildings. Rental income derives from tenants.
Equity REIT: Invest in and own properties. Equity REIT revenues come from property rentals. Mortgage REIT: Investment and proprietorship of property mortgages. A Mortgage REIT loans money for mortgages to purchase of existing mortgages or mortgage-backed securities. Mortgage REIT revenues come from the interest from the mortgage loans. Hybrid REITs: Investment in both properties and mortgages.
Finite-Life REIT
Another way to say selling real estate holdings within a specific period of time. Because of a set date for liquidation, finite-life REITs are generally liquid and trade with a better value.
Non-Traded REIT
Real estate investment method designed to lower taxes while generating returns. It does not trade on a securities exchange: it is solid (that is to say, not liquid ) for a long time . Fees for Non-traded REITs are higher than a traded REIT.
Retail REIT REIT investments are in shopping malls and retail stores. Retail REITs make money from the rent they charge.
Residential REITs REIT groups own apartment buildings and prefabricated housing units. Residential REITs are the largest residential REITs tend to focus on large urban centers where they can charge high rents.
Healthcare REIT Healthcare REITs invest in the real estate of hospitals, medical centers, and long term care facilities and assisted living complexes.
